West Bloomfield is a community of lakes — Cass Lake, Pine Lake, Upper and Lower Straits — and of the larger custom and lakefront homes built around them. These homes tend to have exactly the features that defeat standard insulation: soaring cathedral ceilings, walls of windows, bonus rooms over garages, and sprawling floor plans. On top of that, lake-effect wind and moisture push hard on the building envelope through every Michigan winter, so any gap in the insulation shows up fast as a cold room or a high bill.
